WARNER PROPERTIES
APARTMENT RENTAL POLICIES


1. Application to be processed must have an application fee of $35.00 per person.

2. Application to be processed must have a rental deposit of:
 


$450.00. Preferably a separate check from the application fee.

(If application is accepted, deposit will apply to first month’s rent. If application is rejected, the deposit is refunded).

3. No application will be taken without application fee and rental deposit. No application fee or rental deposit will be taken without a completed application.

4. We only take one application per apartment (To acceptance or rejection).

5. Any overnight guests (children included) staying for 14 or more days (not necessarily consecutive) must be approved in advance by Warner Properties.

6. Maximum number of two occupants per studio and one bedroom with a maximum of one person per studio under 300 sq. ft. Maximum of four occupants per two bedroom. An occupant is anyone staying overnight more than 5 days per month, not necessarily consecutive, without prior permission from Warner Properties).

7. No pets (except managers). At Penn Village and Fulton Terrace we will accept up to two declawed, neutered cats with a $150.00 per cat pet deposit and a $20 per month per cat fee.

8. Rent cannot exceed 40% of verifiable income. Click here to see if you qualify.

9. An approved cosigner is required for residents under 21 years of age,and must be a family member.

10. Proper identification of a picture drivers license or a picture ID card must be provided by applicant, as well as a valid Social Security number.

11. All residents must sign our standard lease before access is granted.

12. A security deposit of $450.00 per resident 18 years of age and over is required before access is granted.

13. Extra credits will be made for:
 
One person in a two bedroom apartment ($5.00 per month and $15.00 per month at Penn Village)
  Residency of 3 years or more in the same apt. ($10.00 per month)
 
Residency of 5 years or more in the same apt. ($15.00 total per month)
 
Resident aged 55 or older ($10.00 per month)
 
Apartment with No Smoker residents ($20.00 per month)

14.
Extra charges will be made for:
 
Second resident in an efficiency or one bedroom;
Third and Fourth residents in a two bedroom ($20.00 per person) ($25.00 per third and fourth person at Penn Village)
 
Special lease options - Buy/Build, Job Transfer ($30 per month), or Short Term ($20.00 per month)
 
Key Deposits: Apartment key $10.00, Mailbox key $10.00, Building key $30.00
  Bad check ($25.00)
  Late rent—after 5th of the month ($30.00)
  Lock out charge for maintenance or office personnel trip ($25.00)(Other lock out assistance on a best efforts basis)

15.
We treat all prospective and existing residents the same - same - same - with NO discrimination.

16.
An application may be disqualified for admission under the following conditions: Poor Rental History, as evidenced by
  a.  late rental payments
 
b. 
unlawful detainer (evictions)
 
c. 
complaints of disturbances of neighbors, including loud music/parties, noisy/obnoxious guests, harassment of neighbors or guests
 
d. 
damage to unit, appliances or common areas
 
e. 
poor living or housekeeping habits, including creating fire hazards (storing dangerous materials, hoarding papers or rags, tampering with the electrical system, etc.), infestation of roaches or rodents, creating foul odors, depositing garbage improperly, littering common areas or hallways, etc.
 
f. 
not honoring past leases
 
g. 
less than four months consecutive, independent rental history, not including rental from relatives

 
Poor credit history, as evidenced by
  a.   nonpayment of rightful obligation, including rent, utilities, creditors and loans
  b.   Public judgements
  c.   accounts sent to profit and loss or placed for
collection

 
Criminal History, as evidenced by
  a.   conviction within the last seven years of any crime of violence against people, damage to property, or theft
  b.   any conviction for weapons ordinance
  c.   conviction for drug offense within the last two years - (anyone convicted of drug offense more than five years ago must provide a statement from treatment facility or parole officer that treatment has been satisfactorily
completed)
  d.   arrest record of crimes of violence against people or damage to property, weapons ordinance, fraud, drugs or sexual abuse, whether or not the case went to court
  e.   an established history of untreated drug or alcohol abuse (anyone who has corrected their problem must provide a statement from treatment facility or program that treatment has been satisfactorily completed)

 
Poor Employment History, as evidence by
  a.   failure to meet income requirements
  b.   an inconsistent, unstable source of income
which would affect the ability to pay rent
and utilities
  c.   income derived from any illegal source, such as fraud, sale of drugs, theft, etc.

Any information provided on our application which is misrepresented, incomplete, or non-verifiable is grounds for disqualification.
